Single Family Residences and Accessory Dwelling Units
From 1bd/1ba 420 sq.ft. Junior ADUs, to large 5,000+ sq.ft. mansions, we are grateful to be the only Latin American approved manufacturer by the California Dept. of Housing and Community Development’s (HCD) Factory-built Housing (FBH) Division (State ID #1579783).
“Factory-built” is NOT mobile homes, manufactured homes or pre-fab homes. All those structures are built after HUD/ANSI A119.5 standards through the DMV (Department of Motor Vehicles) and are considered “personal property.”
On the other hand, “Factory-built housing (FBH) is a factory constructed version of a site-built residential structure…The design and construction of FBH products are subject to the most current and applicable California Building Standards Code (CBSC), the same as all site-built residential occupancies in California (Title 25, CCR section 3070)." https://www.hcd.ca.gov/building-standards/manufactured-and-factory-built/factory-built-housing pp. 1,5
Tiny Mansions builds Real Estate SFRs and ADUs off our CA stamped Architectural, Structural Engineering, Mechanical Electrical Plumbing (MEP) and Fire Suppression plans. A CA-approved Design Agency Approval (DAA) approve all the plans, Quality Assurance Manuals, Onsite Assembly manuals and Materials List and presents them to HCD for final State approval. Additionally, a CA-approved Quality Assurance Inspector (QAI) approves our manufacturing plant and each asset prior to leaving our factory.

Speed:
While the foundation is being cured, we are building the asset and deliver it a few days after its curing. While onsite builders start framing the structure at this juncture, we’re delivering and onsite assembling (by a CA licensed GC) our fully finished homes, complete with appliances and all. And since time is money…
Waste:
Factory-built means factory-precision. No waste means a lower carbon footprint, and this is good for the planet. We’ve all seen the elements (dust, rain, hail, rodents, etc.) hit vulnerable onsite-built structures. Not with us. Imagine the advantages of building under a secure, roofed and climate-controlled environment…
Money:
We pay our 100+ employees in pesos, not dollars, and we pay them well (many have been with us 20+ years). However, we can offer high-end luxury assets at or below market value, passing our savings to you.
Luxury:
Each Tiny Mansion is a mansion. Each asset features a half-ton wrought-iron entry door (we own the door company). We only use 10’ x 6’ slab marble, quartz and hardwood flooring. We feature only Walnut, Maple and Cherry solid full-height finished wood cabinets (we own the cabinet company). Our counters and backsplashes are non-porous quartz. Our bathrooms are floor-to-ceiling Italian marble with bidet toilets. Our windows are full tilt European. In short, all our luxury materials meet and/or exceed California Residential Code and Title 24 building standards.
Safety:
All our assets are hot-rolled steel-framed. Nothing speaks to seismic, hurricane or tornado zones like a sturdy steel-framed house. Additionally, our plastered interior walls and exterior engineered stucco are moisture, fire and termite resistant, while offering superb sound insulation.

Park Models
All our luxury Park Models are built after ANSI A119.5 building standards. They are also draped with all the luxury described in our SFRs.
From our 309 sq.ft. 1bd/1ba 36’ x 10’ x 8’6” one-story Park Model, to our lavish two-story 4bd/2ba with a 3rd-story terrace structure, if you are in the market to build a luxury Park Model Community, or if you wish to convert a Park Model to an ADU (see the 6-city municipal codes in the MTHs tab), we’ve got your back.
Each Park Model is built off our CA stamped Architectural, Structural Engineering, and Mechanical Electrical Plumbing (MEP) plans. The same CA-approved Design Agency Approval (DAA) that approve our SFRs, approves our Park Models to be sold throughout the US.
