While Factory-built homes have been around for decades, their prevalence is increasing thanks to advancing technology and a growing awareness among builders of the advantages they can offer: eco-friendly, faster, more economical construction, year-round construction and lower labor costs, higher quality finishes and minimal patching requirements along with an overall boost in project efficiencies.
We are blessed at Tiny Mansions to be the only Latin American California State approved manufacturer of Single Family Residences (SFRs) under the CA Dept. of Housing and Community Development's (HCD) Factory-built Housing (FBH) program.
It is IMPORTANT to clarify that the terms "prefab / mobilehomes (pre1976) / and manufactured homes" all fall under HUD/DMV building guidelines. These pre-fab terms are personal property and need to record a Form 433A in order to convert them from personal to Real property once they are placed on a permanent foundation.
This is NOT the case with Factory-built homes, since they are built to California Residential Building Codes like a traditional stick-built / site-built house.

p.1 "Factory-built housing (FBH) is a factory constructed version of a site-built residential structure..."
p. 5: "The design and construction of FBH products are subject to the most current and applicable California Building Standards Code (CBSC), the same as all site-built residential occupancies in California (Title 25, CCR section 3070)."
p. 13. 19971. "Factory-built Housing" and its definition as ""Factory-built housing" means a residential building, dwelling unit, or an individual dwelling room or combination of rooms thereof... Factory-built housing does not include a mobile home, as defined in Section 18008, a recreational vehicle, as defined in Section 18010.56 6 This HSC section has been revised. HSC section 18010.5 is now HSC section 18010. , or a commercial modular, as defined in Section 18012.5.
p. 14. 19981. A Factory-built asset is equal to "the construction of housing..."; 19985. "Any factory-built housing which a state has approved as meeting its standards for construction shall be deemed to meet the requirements of the department..."
In short, Factory-built homes like the ones built by Tiny Mansions use the same California Residential Codes (CBSC) as a site-built asset (Title 25 and Title 24), hence FHA/VA/USDA/CONVENTIONAL are standard loan programs for either Factory-built or site-built assets, since they are both considered the same.
